Born and raised in Los Angeles and educated at UCLA, Kyle knows Los Angeles inside and out.  With a real estate attorney father and realtor mother, it only made sense that Kyle explored what this whole real estate industry thing had to offer.  After a decade of being a top performing solo agent and winning #1 producer awards at multiple brokerages, Kyle decided to launch Serene Team in 2020 RIGHT as COVID hit. Consultation

Pre-Approval

Getting pre-approved will help you know exactly what you can afford so you can confidently focus on the right homes. Plus, it shows sellers you’re serious, giving you an edge when making an offer.

Property tours

After you have reviewed and selected which homes you want to tour, we get to go shopping! This is where you can start figuring out what you really want in your new home.

Write offer

Once we find the home of your dreams, we'll submit an official offer - including but not limited to sale price, inspection contingencies, and closing costs. The seller then has time to accept, reject, or counter your offer.

Under Contract or Escrow

With your offer accepted, we enter a 30-day Escrow period. This involves a neutral third party company that holds funds while conducting a thorough underwriting process to ensure all aspects of the contract are upheld properly

Appraisal

The appraisal is ordered by your lender to protect their investment. They have their own checklist of things they look at for the final approval to move forward. The appraiser can demand repairs completed by the seller before they will give their approval.

Inspections

Now that you've found your home we need to order the inspection. The inspection will let you know what repairs are needed, some are minor and some may be safety issues. Don't worry, you are still protected.

Closing

Congratulations! You now own a home and can get moved in. It's time to celebrate and have your housewarming and show off your home. We will be standing by to answer any questions you may have about home-ownership and have a list of contractors if the need arises.

Where do I begin with Kyle? A year and a half of weekly open houses. A dozen offers. In and out of escrow. All the highs and lows of looking for a house in LA, and he was there every step of the way. Researching, coaching, negotiating, advocating, and making sure I found the perfect house. SHORT VERSION (TLDR): Amazing team and unparalleled service/patience; straight deal-closing machines. 10/10 would hire them again and will probably never work with another realtor if it’s in my control. LONG VERSION:Working with Serene Team was one of the best experiences I've had with a service provider of any nature and type, including attorneys I pay $1000+/hr. They consistently performed beyond my expectations. As a busy executive, I can't stress how easy they made the purchase and sale process through a combination of unparalleled service/responsiveness and no-bs, substantive advice. In addition to being excellent at their jobs, they’re just great people and very easy to get along with. Undisputably top-tier. **Service**I don't even know where to start here. They were (a) proactive in providing information and insight, and (b) almost always available to answer any questions and field ideas (if not, they would get back to me quickly). For me, this was an incredible value-add since I’m so busy at work. That level of diligence is hard to find. As with the best people, working with them was entirely frictionless. I can’t say the same for any realtors I’ve worked with in the past. In addition to Kyle, Howard, and Vanessa, the entire vertical from their assistants to their closing team are of similar quality. Their team was organized, responsive, and tech-forward (cloud storage for diligence materials, online schedules/maps/calendar invites for viewings, etc.). If I forgot to provide something, they followed up immediately and, when I needed something, I never felt like I was pulling teeth. I think that speaks volumes to how they run their business - “A” players from top to bottom. I have to give a special shout-out for the marketing video they did for my condo sale. Serene Team shot a full-blown marketing video for a small 1 bedroom condo in DTLA with actors and professional production. I never would have expected this for such a small property and attribute our ability to exit that property in part to their marketing chops.**Advice/Knowledge**In addition to top-end service, Serene Team gave me excellent advice. From identifying the properties and negotiating offers during the purchasing process, to positioning, pricing, and marketing during the sale process, I found them very knowledgeable about the LA market as a whole, special considerations (inspections, etc.) as well as deal negotiation/execution.??As a buyer, I would describe myself as a pain-in-the-a** because, unlike most buyers looking for a home, I was looking for a long-term investment property that I would live in for a few years before renting it out and moving to a house; however, I wanted the property to generate alpha on a relative basis, I didn’t care what kind of property it was (e.g., house, multi-family, condo, etc.) and, despite the 2020-2021 real estate bonanza, I wanted to pay a fair price so I could see near term ROI. In addition to giving me a no-bs point of view, they helped me to refine my search (by area, property type, etc.), proof properties I was looking at, and run rental/price analyses on the properties. During escrow, they also helped me to filter between material and non-material inspection issues while giving fairly accurate off-the-cuff estimates for repairs (along with vendor contacts) that helped me to determine true pricing.?? From a deal negotiation perspective, I found their advice balanced and useful; I never got the sense that they would push a deal to close for commission. Moreover, they were able to temper some of my more aggressive deal negotiation tendencies and were always focused on closing the deal on favorable terms (which I appreciated).
Working with Pilar and her team at Serene Team was the best decision we could have made to buy our home in the Los Angeles area. We were essentially one and done! We were able to buy a home in a neighborhood that we love and Pilar negotiated with the seller to secure necessary repair credits for the home before we moved in. Our deal was so great our lender basically told us it was a steal! This won't be everyone's experience, but PIlar and her team were very thoughtful in managing our expectations around the market and sometimes even giving the brutal truth, which was very necessary to hear. Her team was very communicative, provided clear instructions, and was patient with us on when we were ready to seriously go out and view homes and put in offers. Pilar and her team know what they're doing and we're lucky to have had them as our agents!
We can’t recommend Kyle Draper, the Serene Team, and Howard Cheng enough! As first-time homebuyers, we were pretty clueless, but they were so patient with us, helping us look at houses across three counties. They always made us feel like we were their top priority, even with last minute requests.Kyle and Howard were not only professional and efficient, but they also made the whole process fun—something we never expected through what we thought would be a stressful experience! Kyle is truly an outstanding real estate agent. He’s is gifted at making sure your offer stands best among a sea of others. We were in for a competitive condo and we got accepted and even bested an offer with a higher price. Seriously, the other offer was for $10,000 more and we were the ones that got it. It really was a crazy time to buy a house with COVID restrictions and protocols, but Kyle made us feel safe and taken care of. My fiancé and I are overjoyed and I can’t recommend him and his team enough.

Signing a Buyers Broker Agreement or BBA

  • This is an agreement to engage with a professional real estate agent to consult, show homes, negotiate contracts, and advocate.
  • It will establish the length of the agreement
  • It shows the agent/broker's services and responsibilities
  • It explains the agreement's exclusivity between Broker and client, what fees are owed for services rendered, and how to terminate the agreement. It mentions additional fees if the buyer signs with more than one agent.
